Real estate shows like “Flip or Flop”, “Good Bones”, and “Unsellable Homes” make it appear easy to sell your home. All you need is a little paint and polish and buyers practically beat down your door, right? Not so fast. It takes a little more finesse and a lot more experience for the typical homeowner to sell their home. And that is where hiring a real estate agent comes into place.

You hire a real estate agent to sell your Westfield area home. They receive a commission to do so. But what exactly are you paying them for?

This only delays finding a buyer and may even net you less than you would have received if you priced it properly to begin with. 

How does a real estate agent decide the right list price? By conducting a comparative market analysis. They look at recently sold homes in your neighborhood. Then, they focus on the ones that are most comparable to yours in age, size, and amenities. In addition, they use their experience in the local market to come up with the amount that will bring you the most buyers and the best sale price.

Preparing Your Home for the Market

Finding the Right Real Estate Agent

Whether buying or selling a Westfield home, you need someone on your side who knows the local market. Navigating a real estate transaction can feel daunting sometimes. With your busy schedule, who has the time? Where do you start? To find the right real estate agent, keep the following tips in mind.

When searching for a real estate agent to represent your interests in a Westfield home purchase or sale, take your time, talk to several, and do your homework.

Therefore, you need to find someone who knows the business. Do you know anyone who bought or sold a house recently? Ask them who they used and if they were satisfied with the experience. Would they use them again? Word of mouth provides some of the best recommendations possible. Make sure to get the agent’s name and contact info.

Interview Several Agents

Next, take that list of agents you compiled and set up interviews with each. Look for someone that you feel comfortable with. Some key questions to ask include:

  • How long have you worked in the Westfield real estate market?
  • How many homes do you currently have in escrow?
  • What was your hardest purchase/sale you were a part of? How did you resolve any issues?
  • How often can I contact you? Which method do you prefer? Text, cell, personal meeting?
  • Can I talk to some of your past clients?

Check Their License

Once you decide on which real estate agent you wish to hire, check that their license is current and valid. How? Visit the New Jersey Department of Banking & Insurance website. You need their name and license number to perform a search. It’s simple and it’s free. This is a step many homeowners skip. Unfortunately, that could have dire consequences. Talk to Past Clients

Finally, talk to recent clients of the agent you choose. Ask them how they felt about their experience with the agent. Was the agent available when needed? How were their communication skills? Would the client work with them again? Good reviews usually mean good news. Bad reviews mean “move along”.
