Saavy Buyers know exactly what they want in today’s Westfield real estate market.  They also know what they don’t want.  Bugs, pet dander, a high maintenance property and poor quality upgrades mark only a few reasons Buyers turn their backs on a home.  This week’s Westfield home selling tip is how to avoid possible “deal breakers” so you can achieve a successful closure.

Bugs.  Mice.  Termites.  Cockroaches.  No one likes to see them.  Yet, somehow, they find their way inside even the best Westfield luxury homes.  Avoid an infestation by hiring a service to clear your home of any pests before you place it on the market.  Talk to your Westfield REALTOR@.  They may be able to recommend someone to you.

Pets

Let’s face it, pets are family.  You’re happy to have them in your life.  However, a potential Buyer may not appreciate what Fido and Fluffy bring to your home.  Litter boxes need to be emptied on a daily basis.  And always empty them before a showing.  Likewise, pick up dog droppings every day.  Vacuum several times a week to keep pet dander in check.  Deep clean carpets, drapes and upholstery to get rid of any pet smells trapped inside.  Take your pets with you when you leave your home for a showing.  Or, ask a neighbor, family member or friend if they could pet-sit for you.  If you can’t take your pet with you, consider crating them or putting them in your dog run outside to keep them from getting under foot when Buyers walk through your property.

Tiny Kitchen

The kitchen really is the heart of the home.  It can also make or break a Westfield home sale.  If your kitchen lacks room to work in, spend a little money to open it up, add counter space and upgrade appliances.  Bring it into the 21st century and Buyers will bring you an offer.

High Maintenance Property

Another Westfield home selling tip involves older properties.  They offer tons of charm and character.  However, they also tend to require lots of upkeep.  That might scare away Buyers.  Make sure your original hardwood floors, light fixtures and windows shine.  Highlight any updates and upgrades you have made, such as a new water heater, roof replacement or updated air conditioning system.

Poor Quality Upgrades

On one hand, you do want to bring your Westfield home into the 21st century as far as its amenities are concerned.  On the other hand, you don’t want shoddy workmanship to show through.  Upgrades are great.  Just make sure they look professionally done.  Today’s Westfield Buyers know good work when they see it.  Poorly done repairs or upgrades send up a red flag, making Buyers wonder what else may have been neglected inside.
