Last week, I wrote about preparing for competition in the spring Westfield housing market. The March 2017 Westfield NJ Luxury Market Report supports this argument. Most of the active listings currently for sale hit the market within the last 30 days. Are you ready to invest in a luxury Westfield area home? You’re not alone.
March 2017 Westfield NJ Luxury Market Report
According to the Garden State MLS, a total of 23 luxury Westfield homes went up for sale in March 2017. Of these, 12 were new construction or are ready to be built. Sixteen listings (almost 70% of total active listings) hit the market within the last 30 days. Eight of them entered the market within the last seven days.
The March 2017 Westfield NJ Luxury Market Report noted a total of 10 homes pending. Eight of these properties were new construction. This seems to be a hot spot in the Westfield luxury market right now. Once construction is completed, it costs more to tweak it to your tastes. However, if your offer is accepted early enough in the home building process, you may still have time to put the finishing touches on it that you want. Talk to your Westfield REALTOR@ for more details.
Five Westfield luxury homes were sold last month, according to the March 2017 Westfield NJ Luxury Market Report. Four were newly constructed homes. One, a 2015 Colonial, sold right at list price. Another property located in Carleton Manor went under contract in just 17 days.
Buyers want to invest in the Westfield luxury market. With warmer weather ahead, there will be more competition out there for these properties. If you’re interested in taking a tour of any of these homes, please contact me today so we can discuss exactly what you are looking for in your next Westfield home.
